Don’t put yourself in that position. Do what you say you’ll do, and make sure you and your tenants pay attention to the terms of the lease.
Finally, ensure that your tenants understand how to take care of the home properly. When the tenants move in, provide some education so they know how the home functions and what they need to do to keep it running smoothly. Go over preventative maintenance and ensure that all the safety systems are working like smoke detectors and carbon monoxide detectors.
